Why do I need a home inspection?
Purchasing a home most likely will be the largest investment you will ever make.  Before you make your purchase, you will want to learn as much as possible about the condition of the home not only to identify potentially costly repairs needed but also learn how to best maintain the home going forward.  A home inspection will help you do just that and allow you to make decisions about the home with confidence.
Why can't I do the home inspection myself?
A trained, licensed home inspector has the expertise and knowledge to provide the most complete, objective home inspection.  She is a trained professional who understands how the systems and components in a home should operate in unison and why they can fail.
Can a home fail an inspection?
No, a home cannot fail an inspection.  A home inspection is an objective assessment of the condition of the home at the time of the inspection.  It is not a municipal inspection which would verify code compliance.  The home inspector will describe the physical condition of the home and identify components and systems that need repair or replacing but not give a pass or fail.  It is up to you and your real estate professional to decide on how to act with the information provided by the home inspection.
Can I attend the home inspection and follow along?
Absolutely!  My clients tell me that being able to ask questions during the inspection is the best part of the process.  It is an excellent opportunity to see first hand the deficiencies identified during the inspection and get tips on how to maintain the home to keep it in great shape.
How long will the home inspection take?
A typical home inspection will take about 3 house; give or take 30 minutes depending on the size and age of the home.
What happens after the inspection?
After the inspection, before we leave the home, we will review the results and answer any questions you have at that time.  Later, the same day, you will receive the a detailed inspection report with photos.  If you have any questions after receiving the report or at some time in the future, I welcome you to contact me.
